Construction Begins: Turning Your Dream Home into Reality

Learn what to expect when construction begins in NSW, including site preparation, slab, frame, lock-up, fixing, practical completion, and final handover stages.

Once all approvals are complete, lender sign-off is finalised, and documentation is ready, your home moves into the most exciting stage of the journey - construction.

In NSW, construction typically begins shortly after Development Approval (DA) and finance confirmation. From this point forward, your home starts physically taking shape on site.

Here’s what to expect during the build phase.

Site Preparation and Breaking Ground

Before construction officially begins:

  • Your file is handed over to the construction team
  • You’ll be introduced to your Site Manager
  • Trades are booked and material scheduled for delivery
  • Your block is prepared for works to commence 

Once everything is ready, the site team will commence work.

Meeting Your Site Manager

Your Site Manager will become your main point of contact during construction.

They are responsible for:

  • Managing trades
  • Overseeing quality control
  • Ensuring timelines are met
  • Coordinating inspections
  • Keeping the build on track

This relationship is important, as they will guide your home from foundation to completion.

The Construction Stages

Your home will progress through a series of structured building stages:

1. Site cut

The site is excavated and prepared. Levels are checked, and foundations are set out according to engineering specifications.

2. Base Stage

Footings and plumbing are installed; slab shape is boxed up & followed by the concrete slab pour. This forms the foundation of your home.

3. Frame Stage

The structural frame and trusses are erected. At this stage, you can clearly see the layout and scale of your home.

4. Roofing Stage

Sarking, roofing battens and sheets are installed, protecting the structure from weather.

5. Lock up Stage

External walls are wrapped and completed with bricks, render, cladding or other specified materials. External doors, windows, and locks are also installed, and your home can now be secured.

6. Electrical & Plumbing Rough In

Internal structural elements are installed, including:

  • Electrical wiring
  • Plumbing rough ins
  • Air conditioning ducting

7. Interior Lining & Waterproofing

Plasterboard and internal wall linings are installed, transforming the home from structure to interior space & wet areas are waterproofed ready for tiling. 

8. Fixing Stage

Final internal details are completed, including:

  • Cabinets
  • Skirting boards
  • Architraves
  • Doors
  • Tiling
  • Benchtops

This stage brings the interior design together.

Practical Completion (Handover Stage)

Once construction is complete, your home reaches Practical Completion. At this point:

  • All major building works are finished
  • Compliance inspections are completed
  • Final quality checks are performed
