A house and land package pairs a specific home design with a specific block in one of our partner estates, usually with fixed, all-inclusive pricing. A custom build lets you choose or design a home for land you already own, with more flexibility over layout and inclusions.
The process begins with an initial $4,000 deposit, which allows planning to start, including site investigations and a BASIX assessment. The balance of your 5% deposit is paid at contract signing, once your final design and costs have been confirmed.

Site costs cover the work needed to prepare your specific block for construction, including things like excavation, retaining walls, drainage, and any additional footings required for sloping or reactive sites. They vary because every block has different soil conditions, slope and access, which is why a site investigation is carried out during the planning stage.
Yes. Under the NSW Home Building Act, residential building contracts over $20,000 come with a 5-business-day cooling-off period, during which you can rescind the contract without penalty. Your Perry Homes consultant can explain how this applies to your specific contract.
It depends on your package value and personal circumstances. In NSW, the $10,000 First Home Owner Grant currently applies to house and land packages valued at $750,000 or under, while stamp duty exemptions and concessions apply on new homes up to $1,000,000. We recommend confirming your eligibility with Revenue NSW or your broker, and our team can help point you toward packages that fall within relevant thresholds.
Unlike a standard home loan, a construction loan is drawn down in stages as your build progresses, rather than as a single lump sum. Your lender releases funds at each stage of construction, in line with the progress payment schedule in your building contract.

Build times vary by region and design, but we currently offer build-time guarantees of 22 weeks in the Hunter region and 26 weeks across the Mid-North Coast, Central Coast and Northern Rivers of NSW. We do not currently offer a build-time guarantee in our inland regions of Armidale and Tamworth.

A dedicated Site Manager oversees your build from start to finish, coordinating trades and quality checks at each stage to keep your project on schedule and built to Perry Homes' standards.
Construction typically progresses through site preparation, slab, frame, roofing, cladding, first fix, interior lining, lock-up, fixing and practical completion. You'll receive updates at each stage through our customer portal so you always know where your build is up to.
Like any builder, we can experience delays outside our control, such as extended wet weather or supply issues. Where these occur, your Site Manager will keep you informed, and your build-time guarantee terms (where applicable) set out how these circumstances are handled.
Handover, Warranty & After Sale FAQ's are important. We don't abandon our clients post-handover.
When construction reaches practical completion, you'll complete a final walk-through with your Site Manager, with any minor items noted and addressed before final payment. At handover, you'll receive your keys, warranty documentation, and guidance on your new home's systems and maintenance.
Every Perry Homes build is backed by our 20-year structural guarantee, on top of the statutory warranty protection provided under NSW legislation, which covers major defects for 6 years and other defects for 2 years from completion.
The defects liability period is the time after handover during which minor issues identified can be reported and addressed by your builder. In NSW, this period is 13 weeks. It sits alongside your longer statutory warranty and structural guarantee coverage.
