Every Northern NSW package is priced as a true turnkey solution, so the figure you see is the figure you pay — no surprise extras once you move in. As standard, packages include site costs and council fees, floor coverings throughout, flyscreens to windows and sliding doors, a driveway, and a letterbox, clothesline and TV antenna. Because pricing is fixed at contract, you can budget with confidence from day one, which matters in a region where site costs can vary significantly between an elevated Ballina hinterland block and a coastal Tweed block.
Yes. Homes built in coastal Northern NSW are constructed to meet the relevant wind classification for the site (as required under the National Construction Code for coastal and cyclone-adjacent regions), which can mean additional tie-down, glazing and roofing specifications compared with an inland build. This is assessed per lot and included in your turnkey price — you won't be quoted a "base" price and then charged extra once the wind rating is confirmed.
Timeframes vary by estate, design and current approval queues with Ballina Shire or Tweed Shire Council, but as a general guide most turnkey builds in these estates run from contract signing to keys in hand within 9–14 months, factoring in land titling (where a stage hasn't yet registered), council approval, and construction. Estates like Kings Forest that are releasing new stages will have specific titling and settlement timelines — ask our team for the current schedule on any lot you're interested in.
Yes. Because the home hasn't been built yet, you retain real input — you can personalise the floor plan, select your own finishes, colours and upgrades, and tailor the layout to suit your lifestyle. The home is matched to the specific block, so orientation and liveability (important on elevated Banyan Hill sites, or the coastal breezes at Kings Forest) are considered from the outset rather than retrofitted.
No. Most of our Northern NSW buyers don't own land yet — that's the whole point of a house and land package. We match you with an available block in the region and pair it with a home design suited to that site. If you do already own land in Northern NSW, we can also quote a build-only contract.
It depends on the package value. NSW's First Home Owner Grant ($10,000) applies to new homes where the combined land and building contract value is $750,000 or under, and full stamp duty exemption applies up to $800,000 (with a concession available up to $1,000,000). Several of our Northern NSW packages sit above the $750,000 house-and-land cap, so they wouldn't qualify for the FHOG itself, though stamp duty concessions may still apply depending on price and eligibility. We'd always recommend confirming your specific eligibility with Revenue NSW or your broker, and our team can point you toward packages that fall within grant thresholds if that's a priority.
